How we bid and run multifamily flooring.

A flooring and tile subcontractor that reads the drawings, prices every line, and documents the building unit by unit. Here is exactly how a package moves from invitation to closeout.

From invitation to closeout

Six steps, no surprises.

How we scope

Written down before we price it.

The defaults below are on every bid, so there is nothing to discover after award.

Gyp-cretePrimed, moisture testedWe prime gyp-crete before install and require moisture below 7% before flooring goes down.
Wet wallsWaterproofing behind tileWe propose a liquid waterproofing membrane behind wall tile rather than leave it to chance.
BaseNo rubber base on tileRubber base is never set over wall tile. Where tile meets the floor, it's a tile base or a trim.
StairsNosing per riserHard-surface stairs are counted one nosing per riser, including the top landing.
Attic stockSame lot, signed overAttic stock comes from the installed lot, is set aside at receiving and delivered with a signed transmittal.
ExclusionsNamed, not impliedItems by others (for example unit-entry thresholds by the door sub, MDF or wood base) are listed as exclusions on the bid.
FlatnessPrep is a line itemSelf-leveler or patch to reach the flatness the material needs is carried as its own line, never hidden in thinset.
AllowancesCarried as writtenWe don't propose allowances. If your documents carry one, it is priced exactly as written and noted on the proposal.
FAQ

Questions we get asked.

Do you furnish and install, or install only?

Both. On most multifamily packages we furnish and install, with material priced from supplier quotes. We also install for other flooring contractors who supply the material.

How do you price a bid?

Labor and material are separate sections, every line shows quantity, unit and a unit price, and exclusions and assumptions are written out. Material prices come from supplier quotes, never guesses.

Can you work in our plan room and on Procore?

Yes. Send a BuildingConnected, ConstructConnect or your own plan-room link. On projects that run on Procore, submittals, RFIs and pay apps go through Procore.

What paperwork do you provide before we start?

Our GC onboarding packet: W-9, certificate of insurance to your requirements, a sample submittal and a sample lien waiver. Request it from the contact page.

How do you handle dye lots on a large building?

The full building or phase is bought on one lot and held in writing, the lot is recorded at receiving, and crews compare carton labels before installing. Attic stock comes from the same lot.

What areas do you cover?

The Denver metro, from our base in Littleton with material staged at our Denver warehouse. For larger packages outside the metro, send the address with the invitation.
